On all matters on which the membership of the Condominium Association is entitled to vote, there is one vote for each Unit. See Article 6, Articles of Incorporation of the Condominium Association; Section 3.7 of By Laws of Condominium Association.
Various restrictions exist regarding the unit, the limited common elements, the common elements including, but not limited to, restrictions on sales, alternations to the unit, types and height of plantings, and use of parking areas. No more than two domesticated pets, unless a third pet is approved by the Board, may be kept by Unit Owner.
All leases much be approved by the Association and leases must be for a term of six (6) months or longer with a maximum of two leases in a calendar year. See Section 15.9 of the Declaration.
Assessments are due quarterly and are based upon the square footage.
The Unit Owners are not obligated to pay rent or land use fees for recreational and other commonly used facilities, but are obligated to pay assessments to the Association in connection with the Common Areas.
